service agreement: Terms & Conditions

By scheduling service or accessing the website of Sims Pressure Washing LLC ("Company," "we," "us"), the Client ("you") agrees to the following legally binding terms.

1. Scope of Services

The Company provides exterior cleaning services which may include high-pressure washing, soft washing, and chemical treatments. We reserve the right to refuse service for any property that poses a safety risk to our technicians or equipment.

2. Estimates and Payment Terms

  • Estimates: Quotes are valid for 30 days. Estimates are based on "visible conditions." If undisclosed hazards (e.g., severe oil staining, failing mortar, or oxidized siding) are discovered during cleaning, the price may be adjusted with the Client's verbal or written consent.

  • Payment: Full payment is due upon completion of the job. Late payments (exceeding 7 days) are subject to a 1.5% monthly finance charge or the maximum rate permitted by law.

  • Deposit: For jobs exceeding $1,000, a non-refundable deposit of 20% may be required to secure the date.

3. Cancellation and Rescheduling

  • 48-Hour Policy: Cancellations or rescheduling requests must be made at least 48 hours before the appointment.

  • Fees: Cancellations made within 48 hours are subject to a $50.00 administrative fee.

  • Weather: We reserve the right to reschedule due to inclement weather (high winds, lightning, or heavy rain). No cancellation fee applies if the Company initiates the reschedule.

4. Client Responsibilities (The "Prep List")

To ensure a safe and effective cleaning, the Client agrees to:

  1. Seal Openings: Ensure all windows and doors are tightly shut.

  2. Clear the Area: Move vehicles, potted plants, outdoor furniture, and decorations away from the work zone.

  3. Utility Access: Provide the Company access to an on-site functional water spigot (hose bib).

  4. Pets: Keep all pets indoors during the duration of the service.

5. Water Intrusion and Damage Waiver

While we use professional-grade equipment and techniques, the Client acknowledges that:

  • Pre-existing Conditions: We are not liable for damage due to loose shingles, broken seals, improperly installed siding, or "blown" window seals.

  • Water Intrusion: High-pressure water can enter through gaps in doors/windows or faulty weather stripping. The Company is not responsible for interior water damage resulting from structural defects.

  • Oxidation: Pressure washing may reveal "tiger stripes" or uneven fading on siding that was previously hidden by dirt. This is a condition of the siding, not a result of the cleaning process.

6. Chemical Disclosure (Soft Wash)

We utilize cleaning detergents (including Sodium Hypochlorite) to kill mold and algae. While we rinse surrounding greenery, the Client is responsible for notifying the Company of any extremely sensitive exotic plants. We are not liable for plant "shock" if the Client fails to follow post-wash watering instructions.

7. Satisfaction and Claims

  • Inspection: The Client is encouraged to inspect the work upon completion.

  • 24-Hour Notice: Any claims of unsatisfactory work or damage must be reported in writing within 24 hours.

  • Remedy: Our liability is limited to re-cleaning the affected area. We are not liable for costs exceeding the total value of the service contract.

8. Governing Law and Venue

These terms are governed by the laws of the State of Florida. Any legal disputes shall be resolved in the courts of Orange County, FL (or the county in which the company is registered).
